Stephen Smith Fieldhouse Analysis and Alternate Proposal - Part 2

OGDEN FIELDHOUSE/VELODROME COMPLEX

CONCEPT PLAN

(PROPOSED LOCATION: 105 WEST 20th STREET)

This concept plan creates a world class combined fieldhouse/velodrome complex comparable to the Home Depot Center in Carson, CA. The structure will be compartmentalized to enhance revenue opportunities.

The design of the fieldhouse and velodrome will allow simultaneous events, i.e. the tennis courts to have two competitive games, a swim competition, and a California Beach Volleyball competition with the water park in full operation. This concept would require approximately 4,000 to 6,000 parking spaces around the complex. Overflow parking could be accommodated at the UTA Intermodal Hub and FrontRunner parking lots. These public transportation modes along with the Downtown Loop Trolley could provide transportation to events from surrounding communities and nearby hotels which could also provide shuttles to transport participants and spectators. Interstate access is only a few miles from this location.

CONCEPT:

  1. The fieldhouse will be divided into the velodrome/events arena, tennis courts and competitive event courts, water park, swimming venues and beach volleyball courts, and developed as a compartmentalized building which will allow multiple events to take place at the same time, thus increasing revenue potential. The shape of a bent “Y” will be used (conforming to the layout of the property located between 20th and 21st Streets).

  1. The velodrome events arena and tennis courts will form the east end of the facility (the base of the “Y”). The water park will occupy the west end of the south wing (the left arm of the “Y”). The swimming pools and beach volleyball venues will occupy the west end of the north wing of the facility (the top of the right arm of the “Y”).

  2. Access hallways extending from north to south between the areas of the fieldhouse will allow separate access to areas for hosting multiple events.

  3. A hallway along both sides of the velodrome events arena and the tennis event area allows access to event venues and provides indoor access through the facility out of variable Utah weather conditions.

  1. Parking will be developed around the fieldhouse, specifically north of the fieldhouse, west of Wal-Mart, south of the fieldhouse on 21st Street between Gibson and Pacific Avenues, extending to 22nd St. Homes and buildings that are worth saving will be moved to an area as a historical subdivision of displaced homes and commercial buildings located west along Wilson Lane .

  2. A. The success of the fieldhouse will require an event participants and athletes housing for training purposes that would be located 21st and 22nd Streets between the former railroad right-of-way west of Wall and Gibson Avenue. The housing facility would consist of four housing wings: 1) A training and recreation facility with a swimming pool, weight room, sauna and steam room; 2) Food court; 3) housing units; and 4) office building.

  3. The design of this fieldhouse will allow the use of prefabricated metal components (similar to those manufactured by Nucor steel building products of Brigham City) and Peterson Manufacturing of Harrisville which would eliminate the costly custom steel fabrication (and shipping costs for same) that is required for the downtown multi-level fieldhouse which will require two structural floors versus a single main floor for the entire building and a simple upper level to access the upper level of the velodrome events arena seating similar to the BYU Ellsworth Building Arena

  4. Heating /Cooling System: The fieldhouse facility will require a large heating and cooling facility that could be located on east side of Pacific Avenue south of 21st Street in the location of a number of abandoned buildings and rundown residences and businesses. The heating system shall utilize a high temperature hot water loop pipe connected to heat exchangers that would supply the hot water needs to all of the complex. The facility shall provide cooling for the entire facility using a chilled water loop pipe with heat exchangers, and a backup set of air conditioning units to supplement the arena cooling and heating requirements. (Requirements are contingent on spectator attendance and weather conditions.

  5. The Power Plant: This facility would provide heat to the entire fieldhouse/velodrome, heat the water park and swimming pool water, heat all the hot water requirements for the locker rooms, restrooms and concessions. Solar panels would work well on the roof to provide the electrical requirements for the complex. During the summer excess power could be sold to Rocky Mountain Power.

  6. The fieldhouse facility shall laid out with the following elements:

  7. A. Velodrome events arena. The velodrome events arena shall occupy the center of the building with prefab reinforced concrete bleacher sections with steel support beams with an upper level deck with ramps to the main level.

1. The area under the south bleachers shall contain sports retail stores, restrooms at each corner and a facility office area.

2. The area under the north bleachers shall contain restrooms in northwest corner, a sports training/weight room/gym area, the west portion of the area shall contain a complex of four lockers and team office areas.

3. The area under the east bleachers shall contain the main ticket office and concession sales.

4. The area under the west bleachers shall contain the fieldhouse maintenance and facility control area which include a janitorial maintenance area, garbage handling area, drive-in freight dock area (entrance from the 20th Street side) and exit on the 21st Street side, and food service warehouse area.

B. Tennis Courts Area: The construction of six competition tennis courts, and two tennis event courts with bleacher seating approximately 300 each. Four locker rooms under the bleacher seating.

C. Water Park Area: The water park shall contain the following water rides:

•Four waterslides

•Spinning bowl slide

•The Lazy River ride shall extend around the outside of the water park with six entrance/exit ramps around the Loop with two tunnels and three bridges.

•Water Roller Coaster

•Kiddie Water Features

•Three Route Water Slide

•All of the slides shall empty into pools

•Wave Pool with beach with sand collector creek between the pool and the beach

•Lap pool with six lanes

•Diving Pool

•Sun deck patio with window wall and sliding doors accessing a large sun deck

•Two locker rooms, ticket office, concessions and eating area (This area shall be located in the northeast corner accessing the water park and swimming events area access hallway.

  1. Swimming Events Wing: This wing shall contain the swimming competition area which will consist of:

A 10-Lane Olympic Racing Pool

An Olympic Diving Pool

A Six-Lane Practice Pool

An L-shaped Prefab Reinforced Concrete Bleachers (seating 1000 to 1200 people)

Four small locker rooms

E. The Volleyball Events Area: The area will contain four Sand Volleyball Courts and a two court competition volleyball courts area with simple bleachers on each side of the courts with a 600 person seating capacity, and

Four small locker rooms.


  1. Wing of restrooms located between the Events arena.
